We promote our school and schedule of workshops to the whole country and the rest of the world. We make every attempt to make arrangements one year or so in advance for the Class Projects Purchasing Program. Planning is the key and scheduling far enough ahead of time allows for good results!
Custom-built class log building project shells are priced by simply multiplying the cost of 12 to 16 inch diameter, hand-peeled log materials required to build your log shell by 2. Thats it. Logs can vary somewhat in price but for estimating, we will use Eastern White Pine and figure $13.50 per Lineal Foot for good house logs. NOTE: Log costs are market driven and we would need a quote from a supplier before making a specific quote to you. Larger logs than this cost more.
We are looking for interesting projects with full log truss & purlin roof support systems that present a moderate challenge for the students. Bill has been a handcrafter for over 25 years now and teaching this craft for the past 18 years. With anticipated State & Federal approval of a 2 1/2 year Log Builder Apprenticeship Program being created - we'll need turn-key projects! Again, depending on the complexity of the project proposed by you, we price the site work and finish work at a reduced but fixed cost too.
Project sizes considered will be in the 200 to 1300 square foot size range with little exception. If you are interested, you must have a plan for the home you wish to build. Costs of having these plans approved by your building inspectors, if you are in a zoning code enforcement area, are your responsibility. We can help with a lot of it and charge a daily rate to travel and see them on your behalf as well as visits to see your building site and meet with you. The Consulting rate is $550.00/day or fraction of a day with a one day minnimum (8hrs). It may sound like a lot, but pre-purchase inspections of existing log homes can and do cost many many times over that to fix and repair.
The shipping of your log home, includes disassembly, loading, travel distance to your site. A price for this depends on the charges for the trucking company. We have a charge of $2500.00 to do the reassembly onto your foundation for you. (You are required to provide the crane service.) If you attend a workshop, and doing this yourself and you would also know better how to finish the log home then too. This is strongly urged and should be discussed as part of your plans to purchase.
Industry Standard PRICING:
To give you an idea on the value of what you are getting, we have a formula of which a close variation is used by a number of handcrafted custom builders around the country. You would then be able to check for your self, by asking for a ball park figure, what your log shell would cost on your own. This is a typical formula and the one we use ourselves when we contract to produce a custom built log home shell.
$500 charged per opening cut into the log walls and prepared for settling - windows, doors and any other openings.
$800.00 for each corner in the plan you submit to us.
$42.00 to $55.00 + "per square foot" charge to do the log walls including the loft floor system.
$20.00 to $27.00 per square foot of plan for Log Roof systems (as they vary).
Class Project PRICING:
With this information, adding the cost of logs and peeling, you can estimate any log building shell project and be right in the ball park. Use this information for comparisons if you would like. They can be otherwise expensive to have built for you!
Your cost in the CPPP will be confined to figured estimating the Lineal Foot of logs required (size base line of 14 to 16 inch diameter), priced at $14.00 per lineal foot and then double that figure. We don't care how many door and windows openings, porch posts and beams, loft or the type of log roof system either, nor the number of corners in the plan. )
We will only select 2 to 3 proposed Class Projects each year as we have other work and larger projects being contracted as well.
Terms are discussed and logs paid for in advance with a Written Agreement .
"A typical 1200 SF log shell (30 foot x 40 foot) of 10 corners, 12 openings and a loft (Appr. 2215 LF), with the above formula, would cost $94,400.00 for this shell - your cost as a Sponsor/Recipient of a workshop-built custom handcrafted log home shell would be $53,160.00 plus shipping. A difference of $41,240.00! "
Once again, to repeat the reason why we have this available and you can have a custom built handcrafted full-scribe-to-fit log home is :
The School of Log Building will be able to timely harvest standing timber (seasonally-cut logs) without busting operating costs.
The School of Log Building has a destination for the completed student built, pre-assembled workshop projects built during the hands-on workshops - your property!
The School of Log Building does not have to try to sell or find a destination for a completed log shell - your log home is custom built to your specifications, just the way you want it rather than "settling" for a design and size that just will not work for you!
The charge to have the logs for your log home shell pre-assembled and then delivered will go towards enhancing our hands-on workshops and keep it available to anyone wanting to learn a new career trade or build their own log home.
The School of Log Building schedules workshops and participants build your log home. In consideration of the special pricing and savings to you, you're acknowledging and accepting a flexible completion of your log shell and also know you do NOT have to do any site work on your land until the shell is ready for shipping and will recieve advance notice of that anticipated date. Emphasis is not on speed. Period. They are there to learn the correct and professional application of the skills and know-how to build quality log homes, safely. (After a few days they are already doing this!) If the complexity of your design should require students from a subsequent scheduled workshop - then we will complete the "shell" that way. The School of Log Building can also finish what remains of the log home "shell" after just one workshop too - the timing of the "shell" delivery is discussed and it is clarified, that the scheduling of workshops is the primary source of manpower.
We have a data-base with names of over a two thousand people around North America and the rest of the world of people wanting to take a comprehensive hands-on workshop in log home handcrafting and we continue to advertise in magazines, e-zines and news papers around the USA.
